All Los Angeles Painting’s philosophy on retaining and preserving the historic character of properties is the following: We avoid removing historic materials, features, or altering spaces that characterize a property. We consider each property a physical record of its time, place and use; changes that destroy this like adding features or architectural elements from other eras should be avoided. Most properties have been updated over time; changes that have acquired historic significance should be retained and preserved. Distinctive features, finishes and construction techniques or examples of good craftsmanship should be preserved.
Deteriorated historic features should be repaired instead of being replaced. Where an item is too deteriorated to fix, we can usually replace it with an identical or similar period piece. The new one will match the old in design, color, texture and other visual qualities. We don’t use techniques like sandblasting, that damage wood or vintage items.
HPOZ
There is a Los Angeles City program that creates local historic districts (HPOZ’s). It conserves the distinctive architecture and cultural resources of LA’s historic neighborhoods. Designating a neighborhood as a local historic district – also called a Historic Preservation Overlay Zone (HPOZ) means that any new project in that neighborhood must maintain its historic character.
Like other zoning overlays, HPOZ’S provide an additional layer of protection. All exterior work, including window and door replacement, landscaping, alterations, additions, and exterior construction is subject to additional review. Interior remodeling does not require approval. Each district has its own Preservation Plan with design guidelines.
HPOZ’s help ensure that the distinctive qualities of the neighborhood will be preserved; this increases property values. Numerous studies show that homes within historic districts tend to appreciate in value at a higher rate than similar residences outside the designated district. Many homebuyers specifically seek out homes in historic neighborhoods to enjoy their charm and beauty.
