Los Angeles Pro-Active Code Enforcement

Homeowners who have run down looking homes are receiving Department of Building and Safety DBS Official Notices of Los Angeles Pro-Active Code Enforcement (P.A.C.E). The city has implemented a code enforcement program and inspectors are on the lookout for violators. Los Angeles Municipal Code 91.8104.1 – 91.8104.13 requires houses to be painted and maintained in good condition.

Municipal Code

Section 91.8104.1 States: All physical elements of every existing building, structure or portion thereof shall be maintained by cleaning, painting, staining, refinishing or other restorative means, in a condition as close as reasonably feasible to their originally required and approved state. Los Angeles City Inspectors are enforcing this statute with citations. Additionally, their goal is to revitalize communities by beautifying neighborhoods house by house.

Making Repairs

The first notice is a courtesy notice. It describes the code violations, and provides homeowners an opportunity to make corrections before enforcement actions are taken. Failure to comply with the order may result in the assessment of non-compliance fees. Furthermore, criminal misdemeanor charges may be pursued by the City Attorney’s office.
